12 Acre parcel being sold in conjunction with 268 acre property, for a total of $7,500,000.
A once-in-a-generation opportunity to own one of Georgia's most remarkable legacy sporting estates. Spanning approximately 280 pristine acres in the heart of Chattahoochee Hills, Camp David offers an unmatched blend of history, recreation, privacy, and investment potential.

Originally home to the Georgia Military Academy summer camp, the property has been thoughtfully preserved while offering endless opportunities for the next steward. At its center is a custom-built 3-bedroom, 3-bath main residence featuring multiple living spaces, soaring ceilings, reclaimed pine and brick floors, and a timeless slate roof.

Overlooking the lake is a beautifully renovated 3-bedroom, 2-bath guest house, originally the Woodward Academy summer camp counselors' cabin. It features a renovated kitchen, stone fireplace, pine ceilings, and steel-framed windows with picturesque lake views.

The estate is rich with amenities, including a large swimming pool, a three-stall horse barn with riding ring, approximately six miles of riding and hiking trails, a 10-acre stocked lake, an expansive gymnasium converted into garage and storage space, former football and baseball fields, and rolling pastures and mature forests teeming with wildlife.

Adding to its unique appeal is a historic 2-bedroom home on Hutcheson Ferry Road, ideal as a rental property, guest residence, caretaker's home, or Airbnb, providing additional income potential.

Whether envisioned as a private family retreat, sporting estate, equestrian property, conservation investment, corporate retreat, event venue, or luxury hospitality destination, Camp David offers a truly irreplaceable opportunity just minutes from Atlanta.
