How I’m Using AI to Give My Clients an Edge

The Tools Behind Better Service, Smarter Decisions, and a Smoother Experience


I’ll let you in on something: I’ve become a little obsessed with AI (Claude and I are becoming good friends).  At first, I didn't see much value, but as these tools have improved, I'm seeing genuine benefit from using them to serve my clients.  AI is so often misunderstood and overused as a "catch all" for improved productivity, but the reality is that AI isn't going to replace the human (in most cases) - but it will make them more effective & efficient.  I’m still the one picking up the phone 24/7, walking through homes with you, negotiating on your behalf, and making sure every detail is handled.  But these tools let me do all of that faster, smarter, and with better information than ever before. My job is to give you every possible advantage in a hyper-competitive market, and AI is one of the best tools in my toolkit to do exactly that.
 
There are so many small ways that AI can help in the home buying process, and those add up to an improved experience.   To demystify it a bit, here's a few ways I'm using AI to make buying & selling your home a better process.  In every case, I'm never "handing over the reigns" - rather, I'm using it to improve on the strategy that has made me a top Buckhead realtor year in and year out. 


Marketing That Actually Reaches the Right People
If you’re selling, you want your home in front of the right eyes—fast. I am starting to use AI to create polished, professional marketing materials, from listing descriptions that highlight exactly what makes your home special to social media content that targets the buyers most likely to fall in love with your property.  Instead of a one-size-fits-all approach, AI helps me tailor every piece of marketing so your listing stands out in a crowded market.  


Breaking Down Inspection Reports
Large language models (ChatGPT, Gemini, Claud) excel at reading documents.  Inspection reports can be long, technical, and overwhelming.  I always read these reports front to back, but given how efficient these models are, it would almost be irresponsible to not use AI to scan these documents, pull out the key findings and organize them by priority so we can have a clear, focused conversation about what really matters.  Instead of spending hours combing through pages of jargon, I can get you a plain-English summary and help you understand which items are deal-breakers, which are easy fixes, and where we have room to negotiate.   I encourage my clients to do the same so we can compare notes.  
Getting You Quick, Realistic Repair Estimates
After an inspection or walkthrough, clients often ask: “How much would it cost to fix that?” I'll always rely on my own experience and contractor relationships, but after AI can help pull together ballpark estimates for common repairs and renovations based on our local pricing. It’s not a replacement for a licensed contractor’s quote, but it gives us a solid starting point for making informed decisions—especially when we’re negotiating repairs or evaluating whether a property is worth the investment.


Seeing a Home’s Potential Before Spending a Dime
This might be my favorite one. Using AI-powered design tools, I can take a photo of any room and show you what it could look like with new paint colors, different cabinetry, updated flooring, or a completely reimagined layout. Want to see that outdated kitchen as a modern showstopper? Curious how a spare bedroom would look as a home office? I can generate realistic visualizations in minutes. For sellers, it helps buyers see the potential. For buyers, it helps you picture your future before you commit.


Smarter Price and Negotiating Conversations
Pricing a home—whether you’re listing or making an offer—is one of the biggest decisions in the process. I use AI to analyze comparable sales, market trends, neighborhood data, and even seasonal patterns to help us land on the right number. It doesn’t replace my experience and instincts, but it adds a powerful layer of data to back up our strategy. The result is more confidence for you, whether you’re setting a list price or deciding on an offer.
